Q? How much does it cost to have a home inspected?
A.
Of course each home is unique and inspection prices can vary according to size, number of amenities, etc. But we price each inspection competitively to guarantee you the most value for your inspection dollar. Call and compare our pricing and inspection with other inspection companies.
Q? Do you base the cost of my inspection of the price of my new home?
A.
No, At least not entirely. Although it may seem that way because in most cases the higher the asking price of the home the larger the size and/or the more amenities it has. Our pricing is based on first on size of the structure and the number of amenities, there is sometimes however a small adjustment for homes over 500k of value in order to adjust for liability and insurance reasons.
Q? How do I pay for my inspection?
A.
We accept personal checks, Visa, Master card or cash.
Q? When is payment due?
A.
Unless prior arrangements have been made payment is due at the time of the inspection.
Q? Are you insured?
A.
Yes, every Mr-Inspect office carries general liability and errors and omissions insurance and a third party indemnity rider as protection for clients, sellers, and referral customers and of coarse ourselves.
Q? What do you check for in my prospective new home?
A.
On a typical home inspection we check between 200 and 300 items (Depending on type of inspection purchased) including but not limited to: Site, interior/exterior structure, roof, plumbing, electrical, heating, and foundation systems. Also available for a small additional charge: Central air conditioning systems, pools, aquatics, new construction (Also known as a phased inspection) and out buildings.
Q? Do you estimate repair costs.
A.
Although the report is not to be construed as an estimate of repair, and repair/replacement costs can vary greatly from local to local because they are affected by quality of materials and labor etc. (For instance a tile floor can be replaced with Italian marble or vinyl) we do try to ball park it for you whenever practical. We’d rather not give a repair cost however unless we know it is in the general price range. If we can’t gauge it we will refer you to the proper professional for further information or investigation.
Q? If repairs are needed do you perform them or can you recommend contractors?
A. Mr-Inspect.com is not a contracting service nor are we officially affiliated with any contracting service. However we do keep names of reputable local repair services and contracting companies handy as a customer service for you.
Q? How long will the inspection take?
A. That of coarse will depend on the size of the home and numbers of amenities but the average inspection takes between 2-3 hours.
Q? Can I accompany you on the actual inspection?
A. Yes! In fact we encourage it! A lot of “So called” inspectors do not want the client “Tagging along” and feel it is a ”Hassle”. We don’t feel that way! In fact, we encourage your participation in the process. We feel that your first hand involvement is premier in order to help you understand the process and any issues that may be uncovered.
Q? How long does it take to receive my report?
A. Because the inspection is done of a hand held computer, most reports are available on site. In the rare case that we cannot deliver a hard copy of the report at the time of the inspection we will give a complete verbal report and have the completed written report priority mailed the next business day.
Q? Can the report be understood?
A. Yes, our reports are a combination narrative/checklist and are written in plain English so they are easy to understand. They are not written in “ Inspector speak”, after all what is the point of receiving a report you can’t understand. And if you do have questions about any aspect of your report we will take your questions up till 10 PM EST Mon-Sat.
Q? What are the qualifications of your inspectors?
A. All our inspector/technicians are highly trained professionals with extensive backgrounds/training in technical areas or have actual hands on experience in practical field applications and trade experience. Every inspection is performed to national standards as set by NAHI/NACHI/ASHI. These are all national organizations that set standards of practice for the home inspection industry.
Q? Do you check for Lead?
A. Although we do not perform actual scientific testing on suspicious materials we are trained to recognize potential hazardous materials and to point them out for possible remediation or further testing or action.

Q? How about Radon testing? Do you perform radon testing?
A. We can perform or arrange for all kinds of scientific testing when called for, however in certain areas radon is not considered a high risk and testing for it may not be a real value to the client. The Long Island area is for instance at the lowest risk for radon according to the EPA (Environmental Protection Agency). We will tell you when we believe it to be a concern. Q? What testing can you do?
A. We are not a scientific testing lab but we can arrange for all kinds of testing when called for by the client. Some types of testing available: Asbestos, lead, water quality, air quality, radon, mold, EMF, septic and many others. Just ask.
Q? I’ve heard that inspectors really work for the real estate agent and are doing everything in order to make the “ Deal” work. Is that true?
A. Unfortunately that is often the case with home inspectors and engineers. Because they see the agents more often than the client and receive a lot of referrals from them the lines of loyalty can become blurred and they can loose site of the laws of basic fiduciary responsibility. Some agents also expect preferred treatment and refuse to refer a company if the “ Kill” to may “Deals”. Good riddance! We don’t want those kinds of referrals.
